The Office of the New Jersey State Climatologist reports 40 to 50 inches of average annual snowfall in the state’s Northern zone, and NOAA says nor’easters are most common from September through April.
Water that soaks into mortar joints, brick faces and paver bases expands when it freezes, and a long cold season repeats that cycle for months. The climatologist puts the Northern zone’s average last spring frost around May 4 and first fall frost around October 7, and notes the zone sees about twice as many thunderstorms as the coast. Nor’easters add wind-driven rain and gusts that can exceed hurricane force.

Small repairs — a pipe boot, a section of step flashing, a dozen blown shingles — typically fall in the low hundreds. Larger repairs involving valleys, chimney flashing or deck replacement run higher. We quote in writing before any work starts, with the scope itemized so you can see what you are paying for.
Repair when the roof is under roughly fifteen years old and the damage is isolated. Replace when there are multiple leak points, widespread granule loss, curling or cupping shingles, or a second layer already on the deck. We give you the honest call either way, in writing.
Most single-family homes in Bergen County are torn off and re-roofed in one to three days, weather permitting. Complex rooflines, multiple old layers, or deck repairs can add a day.
Crumbling or missing mortar, loose or spalling brick, a cracked crown, white efflorescence staining, rust on the damper or firebox, and water stains on the ceiling near the chimney chase. Any one of those means water is already getting in.

Not for the roof covering on a detached one- or two-family home. New Jersey’s Uniform Construction Code treats repairing or replacing any amount of existing roof covering there as ordinary maintenance, with no permit or inspection, although the work must still meet code. Work that alters structural members, such as rafters, goes through your town’s construction office.
